Assumptions
  • Base repayment uses the standard closed-form principal-and-interest formula (same as MoneySmart). The APRA +3% stress test recomputes that same formula at the contracted rate plus the regulator's mandated serviceability buffer.
  • When you add an offset balance, extra repayments, an interest-only period or a monthly fee, we switch to a period-by-period simulation. Interest each period is charged on max(balance − offset, 0). This is not a full daily-interest simulation — the gap vs Figura on the baseline case is ~$10/month on a $4,600 repayment.
  • After an interest-only period ends, the P&I repayment is recomputed against the balance at that moment over the remaining term — matching what lenders actually do.
  • Fortnightly and weekly repayments use the honest 26- and 52-period split of the monthly amount. We do not use the “half-monthly × 26” trick that inflates apparent savings.
  • Fixed interest rate for the full term. “Years saved” and “Interest saved” are computed against a baseline with offset and extras zeroed.
